NOTICE OF SALE UNDER POWER STATE OF GEORGIA, COUNTY OF ROCKDALE By virtue of a Power of Sale contained in that certain Security Deed from Michelle Coleman to Mortgage Electronic Registration Systems, Inc., as nominee for Home Star Mortgage Services, LLC , dated May 03, 2004 and recorded on May 12, 2004 in DEED Book 3099, Page 200, in the Office of the Clerk of Superior Court of Rockdale County, Georgia, said Security Deed having been given to secure a Note of even date, in the original principal amount of Seventy-Three Thousand Six Hundred Sixty-Seven and 00/100 dollars ($73,667.00) with interest thereon as provided therein, as last transferred to Ditech Financial LLC, recorded in Deed Book 6367, Page 339, aforesaid records, will be sold at public outcry to the highest bidder for cash before the courthouse door of Rockdale County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in July, 2019, all property described in said Security Deed including but not limited to the following described property: ALL THAT TRACT or parcel of land lying and being in Land Lot 297 of the 16th District of Rockdale County, City of Conyers, Georgia, being a part of Lot 5, Block F, Phase III of HUNTING CREEK TOWNHOMES, as shown on a survey for Roger W Snow at Deed Book 412, Page 602, Rockdale County, Georgia records and being more particularly described as follows: BEGINNING at the intersection of the Southeasterly right-of-way of Hunting Creek Drive (50 foot right-of-way) and the Southwesterly right-of-way of Browning Lane (50 foot right-of-way); thence running along the Southeasterly right-of-way of Hunting Creek Drive South 40 degrees 16 minutes 21 seconds West 70 41 feet to a point, being the TRUE POINT OF BEGINNING. From said TRUE POINT OF BEGINNING, thence leaving said right-of-way and running South 49 degrees 43 minutes 39 seconds East 120 0 feet to a point, thence running South 40 degrees 16 minutes 21 seconds West 18 0 feet to a point, thence running North 49 degrees 43 minutes 39 seconds West 120 0 feet to a point on the Southeasterly right-of-way of Hunting Creek Drive; thence running along said right-of-way North 40 degrees 16 minutes 21 seconds East 18.0 feet to a point, being the TRUE POINT OF BEGINNING. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan.
